In this first episode of my new monthly podcast, I share my thoughts on BC’s proposed/forthcoming cooling off period, and explain why I think local Sunshine Coast real estate prices are dropping.
What caused prices to spike on the Sunshine Coast?
The biggest thing that spiked not only our real estate market but real estate markets around the world, was COVID-19. COVID created a desire for people to leave cities and move to rural communities because they felt it provided safety from outbreaks. They also felt that remote work would be their permanent reality.
What’s causing prices to cool now?
Two years into the pandemic, some of these transplants are beginning to realize there’s a reason that most people live in cities, especially when they work there. More and more of us are being called back to work, if for no other reason than corporations won’t give up that high priced downtown real estate. The writing is on the wall that employees are expected to return to in-person work (at least part-time), and that's probably going to get more and more frequent.
Some companies have completely decentralized, but the vast majority seem to still want staff to be in the office for at least a couple of days each week. That becomes a big problem when you live on the Sunshine Coast and are forced to commute via BC Ferries. It becomes a three-hour commute or a four-hour commute no matter which way you cut it.
